Orientation moves price more than most buyers expect. Here is the arithmetic behind the intuition.

Orientation is the cheapest thing to get right and the most expensive thing to fix.
Across our last four years of Copenhagen transactions, comparable flats with principal rooms facing north cleared at a persistent discount to their south-facing equivalents — and, more tellingly, sat on the market noticeably longer before they did.
The correction is not decorative. It is structural: where you can, buy the aspect and renovate the kitchen later.
