Across our last four years of Copenhagen transactions, comparable flats with principal rooms facing north cleared at a persistent discount to their south-facing equivalents — and, more tellingly, sat on the market noticeably longer before they did.


The correction is not decorative. It is structural: where you can, buy the aspect and renovate the kitchen later.
